Management of Real Estate in Saint Lucia

Home Link Etc. Management Department  is well equipped to oversee the Management of Your Property, We agree to look after and to keep your property in proper condition.  We will also arrange for our staff to pay all utility bills for the Property while it is un-occupied or to ascertain that when in occupation all bills are paid on time and the property kept up in appearance by existing tenants.

We make arrangements to pay additional bills on your behalf i.e., Maid Service, gardener, Insurance & taxes if and when the need arises.

Our Staff will visit your property twice weekly to check on any improprieties and if the property is empty, we will arrange to have it aired out once every fortnight.

The following is a draft agreement with the terms and conditions set out.

AGREEMENT, TERMS & CONDITIONS

THIS AGREEMENT dated the            day of                Two Thousand and Three.

BETWEEN:                                 , hereinafter called the LESSOR of the one part and HOME LINK ETC. LTD., of RODNEY BAY, QUARTER OF GROS ISLET.

WHEREAS:

THE LESSOR is the Owner of the property known as                              
Located in                                .

THE LESSOR is desirous of renting The Property and has listed the Property for Rental and Management to HOME LINK ETC. LTD., subject to the terms and conditions hereinafter contained.

1. NON-MANAGEMENT FEES

A. Finders Fees for Long Term rentals, generally regarded as 6 months to 1 year is at 10% of annual rent or the equivalent of one (1) month rent.

B. Finders Fees for Short Term rentals  i.e, 3 months and under is at 15% of rental income.

C. Depositing cheque into Ownerýs account monthly would be an additional 2 % of monthly rental. 

2. MANAGEMENT FEES

A. The basic rate for long term rentals, generally regarded as six months and over, is at 10% of monthly rental.

B. For Short term rentals  15% of monthly rental.

REPAIRS & MAINTENANCE

A. For organising and supervising normal routine repairs  e.g., Organising a plumber to replace washers, or adjust pumps and all minor plumbing works, a fee of 15% will be added to the bills.

B. For more major repairs etc., i.e., over $5000, 10% will be added to bills.

C. For total renovations, building additions etc: - by prior agreement.

D. For major expenditure, owners will when possible ALWAYS be contacted in advance to approve.  However, we must be able  especially in an emergency  to use our discretion for expenditure up to $1000.

OTHER PAYMENTS AS REQUESTED BY OWNERS

A. Payment of mortgages, quarterly condominium dues
And annual insurance        2%

B. Payments of staff (i.e., maids, gardeners etc.), utilities and taxes  7.5%

C. Purchases or other payments in excess of $1,500 per item   5%

D.  Purchases or other payments from $500 to $1,500    10%

E.  Other purchases and payments up to $500 per item    15% 

GENERAL RULES FOR MANAGEMENT OF PROPERTIES

A. We shall account to you quarterly for all income and expenditure and credit your local account with net proceeds.

B. You agree to keep the property fully insured including public liability.

C. You agree to give maximum notice when possible of when you intend using your property, to assist in long-term planning.

D. We shall do everything possible to keep the property in good condition, fully leased, and to suitable tenants, and look after your best interests.

E. You in turn agree to ratify and confirm our actions as may be necessary as your duly appointed agent.

F. Termination can be by either side giving the other three months notice in writing.
